ESTERO – Cameratta Companies, a leading real estate development company, recently completed the acquisition of three parcels along Corkscrew Road. The new ownership consolidates hundreds of acres of land under the new proposed development of Verdana Village.

“We are excited to close on this transaction that completes our acquisition of the entire 2,138 acres we will need to continue our successful working relationship with our builder partners Pulte Homes and Lennar for Verdana Village,” said Dominic Cameratta, Chief Financial Officer of Cameratta Companies.  “Together, we will continue enhancing the standard on master-planned communities to create a truly premier lifestyle in Southwest Florida,”

Cameratta Companies is planning Verdana Village as the next top-selling Southwest Florida community that will offer resort-inspired amenities, homes by award-winning builders, and extensive environmental restoration and conservation enhancements intended to restore the water floways and create better environments for wildlife.

Verdana Village is located six miles east of I-75 with direct access and frontage on the southerly side of Corkscrew Road. Proposed plans for the project include up to 2,400 single-family homes from nationally recognized builders Pulte Homes, a national brand of PulteGroup, Inc. (NYSE: PHM) and Lennar (NYSE: LEN and LEN.B).

Verdana Village has been designed to offer residents tremendous value with premium larger homesite sizes with nature and preserve views in a highly desirable location. The community will offer an Amenity Campus with three complexes providing for health and fitness, dining, club activities and a resort-style pool and spa.

While growth along Corkscrew Road has perpetuated plans by Lee County to expedite the widening of Corkscrew Road from the existing two-lanes to four-lanes, with construction anticipated in the near future, Cameratta Companies has also envisioned Verdana Village to include a maximum of 100,000 square feet of commercial space to provide east Estero residents with a centrally located shopping center.

Created with Cameratta Companies’ signature environmental focus, extensive conservation plans for Verdana Village include restoration of wetlands, replanting of natives and removal of invasive species, recreated floways, water management and water storage to mitigate flooding, and approximately 1,200 acres of restored conservation lands and 65% overall open space.

“For more than 40 years, our family has focused on creating communities that not only provide quality homes, but quality of life for its nearby and surrounding inhabitants,” said Nick Cameratta, CEO of Cameratta Companies. “By design, we envision Verdana Village as a place that will offer a myriad of lifestyle opportunities for engagement and camaraderie among families and neighbors – all surrounded by a setting of restored natural vegetation and enhanced wetlands. It will be a place where people long to be away from the hustle and bustle yet close to the cultural activity nearby in Gulf Coast Town Center, Miromar Outlets and Coconut Point.”

Proposed plans have been presented to the County, and are currently undergoing review. Proceedings before the county Hearing Examiner will be heard before going back to the county commission for final approval.

Pending approval, offsite construction along Corkscrew Road will begin in approximately nine to 12 months, with onsite development expected to begin in 18 months.

Offering a sought-after location south of Fort Myers and north of Naples, Verdana Village is minutes from top-rated schools, Southwest Florida International Airport, world-class shopping, dining and golf, and the beautiful Gulf beaches.
